Residential case study.
1.Client from China contacted Pmd Real estate via email in order to obtain a residency permit taking advantage of the law which grants a residency permit to non European investors who purchase a property in Greece over 250.000 Euros.
I arranged a teleconference call in order to inform them in detail regarding the whole process. I arranged for my whole team to be present for teleconference (Sales, legal, technical and accounting).
All of the steps regarding the process of purchasing a property in Greece and obtaining the residency permit was clearly explained to the clients and a summary of the process was sent to them via email after the meeting.
We agreed with the clients that the first step was for them to find the ideal property within the budget in order to obtain the residency permit.
The clients agreed on a budget of 250.000 – 320.000 Euros and the type of property requested was residential.
5 proposals were sent to the clients prior their visit so they decided to arrange to travel to Greece in order to inspect the proposals.
Pmd Real estate Legal team assisted clients (Pmdl egal team contacted the embassy in China in order to coordinate the visa process for clients) in order to obtain a visa to visit Greece in order to inspect the proposals.

2. Paleo Faliro, Apartment of 143 sq.m, 1st floor, 3 bedrooms, 2 bathrooms, large lounge area, fireplace, dining area, kitchen, independent heating system with natural gas, vearandas, underground parking, walking distance to shops and the beach. Asking price 270.000 Euros.
3. Paleo Faliro, Sea side Apartment of 145 sq.m, elevated ground floor, 2 bedrooms, 1 bathroom, 1 WC, large lounge area, dining area, open plan kitchen, air-conditioning for heating and cooling, large veranda, awnings, white marble flooring, next to the local retail shops,100 meters away from the beach. Sea views . Asking price 320.000 Euros.
4. Glyfada (Center), Luxury apartment of 92 sq m, 3rd floor, 2 bedrooms (1 Master with ensuite bathroom), 2 bathrooms, kitchen, living room, large terrace, wooden floorings (solid wood), alarm, internal camera circuit, Data network, Led lights, central heating with natural gas, suitable for commercial use office, recently refurbished with state of the art materials, excellent location in the heart of Glyfada center, close to public transportation and beach. Asking price 270.000 Euros.
5. Glyfada, apartment of 135 sq.m., 2nd floor, 3 bedrooms, 2 bath rooms, open plan living consisting of lounge are, dining area and large office, separate kitchen , independent heating system with diesel, large verandas with awnings, lots of natural light, underground parking, storage room, solar hot water system, alarm, direct access to transportation, short drive to Glyfada main center and beach. Asking price 265.000 Euros.
Clients inspected all proposals and preferred option 5.
Clients made offer of 225.000 Euros (Clients were aware that they had to purchase at a total amount of 250.000 Euros and higher in order to obtain the residency permit so PMD proposed to find a supplementary proposal to sum up to 250.000 Euros or more).
Sales Manager arranged meeting with owner of option 5 in order to negotiate .
Sales manager achieved an agreement with owner at the price of 235.000 Euros.
Pmd proposed a small investment property to clients in order for their total investment to reach 250.000 Euros thus being entitled for the residency permit.
The proposal was a parking spot that had potential to produce a steady annual income with a gross yield of 8 % at an agreed price of 20.000 Euros.
Clients proceeded with purchase of proposal 5. And the parking spot and total amount of investment came up to 255.000 Euros.
Around 1 month and a half after the finalisation of the 2 properties the clients obtained their residency permit with the help of the legal team of Pmd Real estate.
